Grace’s Place Senior Apartments officially opened in Far Rockaway on Thursday, May 7, bringing 82 new units of affordable housing for seniors at 13-04 Nameoke Avenue.

The grand opening was marked with a special, ribbon-cutting ceremony outside the new building, which will be home to low-income and formerly homeless seniors at least 62 years of age.

Financed through the New York City Department of Housing Preservation and Development’s Senior Affordable Rental Apartments (SARA) program, the development serves residents earning at or below 50% of the Area Median Income. Notably, 30% of the units are dedicated to formerly homeless seniors, providing stable housing and on-site supportive services for the city’s most vulnerable populations.

2026 Developing Queens: Grace’s Place

Queens, NY Grace’s Place is a senior housing development financed by the New York City Department of Housing Preservation and Development (HPD) under the Senior Affordable Rental Apartments (SARA) program to be in the Edgemere section of Queens and slated as 82 units of affordable housing for seniors ages 62 and above with incomes at /or below 50% AMI with a 30% set aside for formerly homeless seniors. The project will receive 100% project-based vouchers and therefore will follow the Davis Bacon Prevailing Wages mandates as well as the federally funded fair market housing regulations. The project counsel was Nixon Peabody, and title insurance was provided by National Standard Abstract. The project was designed by Paul Castrucci Architects and Mega Contracting Group is the general contractor.

NYCHA Closes on Financing for $349M PACT Project to Renovate Moore Houses & East 152nd Street-Courtlandt Avenue

On May 8, NYCHA closed on the financing for a $349 million Permanent Affordability Commitment Together (PACT) project that will bring comprehensive renovations to over 1,200 residents living in four residential buildings at Moore Houses and East 152nd Street-Courtlandt Avenue in the Melrose section of the Bronx. The buildings have now converted to Project-Based Section 8 through the federal Rental Assistance Demonstration (RAD) program, unlocking funding that will allow the PACT partner team – Mega Group Development, Brisa Builders Development – to address the capital needs of the development and begin fully rehabilitating apartments, shared spaces, grounds, and building infrastructure to improve residents’ quality of life.

Residents Select PACT Partner Team to Perform $246 Million in Capital Repairs for Nearly 1,500 Residents at Moore Houses and East 152nd Street-Courtlandt Avenue

NEW YORK - The New York City Housing Authority (NYCHA) today announced that capital repairs totaling $246 million will be addressed for nearly 1,500 residents living at Moore Houses and East 152nd Street-Courtlandt Avenue through the Permanent Affordability Commitment Together (PACT) program, significantly improving living conditions at the developments. Following months of review and engagement with residents, NYCHA and a Resident Review Committee have selected Mega Group Development and Brisa Builders to provide comprehensive repairs to 684 apartments across four buildings at the two Bronx developments. Mega Group Development and Brisa Builders Development, a Minority-owned Business Enterprise (MBE), will serve as co-developers. Mega Contracting Group will be the general contractor, and Cornell Pace will manage the properties after they convert to Project-Based Section 8.
